What this site is
The site describes our land-buying service and lists parcels we own for sale. Content is provided for general information and may change or contain errors — parcel details, availability, and pricing are not guaranteed until confirmed in writing.
Offers are not binding until signed
Requesting a cash offer is free and creates no obligation for you or for us. Any offer we send is an invitation to negotiate, not a binding commitment; no purchase or sale exists until both parties sign a written purchase agreement. We may decline to make an offer on any property for any reason.
Buying land from us
- All parcels are sold as-is, where-is. You are responsible for your own due diligence — access, utilities, zoning, flood status, buildability, and anything else that matters to you.
- Listed prices and owner-financing terms may change or be withdrawn until a written agreement is signed.
- Where owner financing is offered, its terms live in the signed financing documents, which control over anything on this site.
SMS messaging terms
If you provide your phone number, we may text you about your property, an offer, or a transaction in progress. Message and data rates may apply; message frequency varies. Reply STOP to opt out at any time, or HELP for help (or email tom@reddirtlandco.com). Consent to texts is not a condition of doing business with us. Carriers are not liable for delayed or undelivered messages. Limitation of liability

Our total liability related to the site is limited to $100. Nothing here limits liability that cannot be limited by law, or either party's rights under a signed purchase agreement.
Governing law
These terms are governed by the laws of the State of Arizona. Disputes about a specific property transaction are governed by the signed agreement for that transaction.
